Why we exist

Buyers price a house on what they can see.

A tired roof, chalky siding, moss on the north slope, a yard nobody has touched in two years. None of it changes what the house is worth to live in. All of it changes what somebody will offer for it, and all of it shows up in the listing photos.

Most sellers end up chasing five separate companies six weeks before they list, and every one of them has a different schedule. We do the whole list. One number to call, one timeline, and it is built backwards from the day your agent wants photos taken.

We will also tell you what not to spend money on. If a job will not come back to you at the closing table, we would rather say so and do the three things that will.

How it works

Five steps, and you get a number on the first visit.

No sitting around for a week waiting on a quote. You are on a clock and we know it.

  1. We walk the property with you

    We meet you at the house, look at the whole thing, and talk through what is actually dragging the price down.

  2. We tell you what is worth doing

    And what is not. Some work comes back to you at closing and some of it does not, and you deserve to hear which is which before you spend anything.

  3. You get a ballpark number the same visit

    Quotes are time sensitive on purpose. Material prices move, and we are not going to honor a number from two months ago and cut corners to make it work.

  4. We set a timeline that beats your listing date

    Sometimes another trade has to go first. We sequence it so nothing waits on anything else and photos happen on schedule.

  5. 50% down, then we start

    The balance is due at the final walkthrough, after you have looked at the work. Every proposal also gives you three business days to cancel, in writing.

Before you commit

See the roof on your house before you buy it.

We run your house through rendering software and show you what it will actually look like with the new shingles on it. Colour, profile, the whole elevation.

Picking shingles off a three inch sample board in a driveway is how people end up with a roof they are not happy with. This takes the guessing out of it, and when the house is about to be photographed for a listing, the colour is not a small decision.

Renderings are clearly labeled as renderings. We will never show you a picture of somebody else's house and call it yours.

The work

The things sellers ask us first.

Can you finish before my listing date?

That is the whole point of how we schedule. Tell us the date your agent wants photos taken and we build the timeline backwards from it. A roof is usually one to three days. If we cannot hit your date we will tell you at the walkthrough instead of finding out halfway through.

How do payments work?

50% down when you approve the proposal, and the balance is due at the final walkthrough once you have seen the finished work. No progress billing and no surprises in the middle.

What if I change my mind?

Every proposal gives you until midnight of the third business day after you sign to cancel the transaction. That is in writing on the paperwork, not a verbal promise.

Why is the quote time sensitive?

Because material prices move and we will not quietly cut the scope to make an old number work. If you come back later we will requote it honestly rather than pretend nothing changed.

Which improvements are actually worth the money?

It depends on the house, which is why the walkthrough is free and in person. Generally the things buyers can see from the street and the things an inspector will write down are worth doing, and the things nobody will notice are not. We will give you our honest read and you can do as much or as little of it as you want.

Do you do all of these trades yourselves?

We install directly rather than handing your job to whoever happens to be available. That is why the schedule holds.
